What A Whole House Renovation Includes
Scope varies by project, but a full home renovation in Monmouth County typically involves several of the following:

These are two different projects with very different budgets and timelines, and it’s important to understand which one you’re looking at before pricing begins.

Gut Renovation
A gut renovation means taking the home down to the studs. All drywall comes out, all flooring comes up, plumbing and electrical are replaced or rerouted, insulation is upgraded, and the entire home is rebuilt from the framing out. This is the right approach when the home has significant structural issues, outdated electrical or plumbing systems, water damage behind the walls, or when you want to completely change the floor plan.
Gut renovations are common in older Long Branch homes built before the 1960s where the electrical, plumbing, and insulation are past their serviceable life. They’re also common when homeowners buy a property specifically to renovate it to their own standards.

Cosmetic Whole Home Makeover
A cosmetic refresh keeps the existing walls, layout, plumbing, and electrical in place but updates every visible surface. New flooring throughout, new paint, updated bathrooms (tile, vanities, fixtures), kitchen cabinet refacing or replacement, new trim, new lighting fixtures, and updated hardware. The bones stay, the finishes all change.
This approach makes sense when the home’s mechanical systems and structure are sound but the finishes are dated. It’s significantly less expensive and faster than a gut renovation.

Pricing depends entirely on scope and finish level. A light refresh runs $80,000 to $150,000. A mid-range full renovation runs $180,000 to $325,000. A high-end gut with layout changes and premium finishes runs $400,000 to $750,000+. We provide a detailed estimate after a walkthrough.
A light refresh runs 8 to 14 weeks. A mid-range renovation runs 4 to 7 months. A high-end full gut with structural changes runs 6 to 12 months. We commit to a phased timeline with milestones at the estimate stage.
It depends on scope. If we can phase the work and leave you a functioning kitchen or bathroom at all times, yes. If we're gutting the kitchen and primary bathroom simultaneously, temporary relocation is usually more practical. We plan phasing around your living situation.
For most whole home remodels we can handle design in-house through our partner network. For projects involving major structural changes, additions, or engineered drawings, we bring in a licensed architect or engineer as part of the project budget.
